The Chelsea December 2016

The Chelsea was completed in December, client inspections are currently underway, with the first residents expected to move in at the beginning of February! 

The Chelsea November 2016

Basement: Store rooms brick work completed. Mech, Electrical Hydraulic instillation’s completed, commissioning to commence first week of December. Concrete patching/remedial works 80%

Ground Floor: Fire doors completed, painter to completed by COB 25/11/16. Signage commence 28/11/16. Concrete floors finished to Com 1 and lobby. Entry door installed, access control programing underway. Paving to external to be completed 30/11/16.

Level 1 (Units 1-10) Builders clean, defects underway, Common area planters tiling, texture and waterproofing underway. 

Level 2 (Units 11-20) Builders clean, defects underway, planters filled, planting to commence Mid December

Level 3 (Units 21-28) Builders clean, defects underway

Level 4 (Units 29-36) Builders clean, defects underway

Level 5 (Units 37-41) Timber floors completed by COB 29/11/16

General: External remedial work and texture coat 90% completed, patches to all elevations and final window cleaning to be completed from boomlift. Pumps commissioned and fire system compliance inspections and testing to be done first week December.

The Chelsea - October 2016

Basement: Ramp access completed, removal of temp columns completed, service instillations ongoing

Ground Floor: Western Power room energised, commercial windows installed, lobby floor grinding commenced

Level 1 (Units 1-10) Builders clean underway, finishes and defects underway

Level 2 (Units 11-20) Builders clean underway, finishes and defects underway

Level 3 (Units 21-28) Scaffold removed from balconies, screed completed and waterproofing underway

Level 4 (Units 29-36) Timber floor completed

Level 5 (Units 37-41) External screed completed, waterproofing underway and external tiles underway

General: Perimeter scaffold removed and ground floor canopy steel commenced. Internal courtyard scaffold altered for texture to fascia and works progressing to remove scaffold from this area. Display units 29 and 33 ready for sales to open.

Target for November completion of all texture to external, level 1 AFS panels installed and remaining works to progress to common areas. Landscaping to proceed to all floors and the completion of internal units to continue. Commissioning of services ongoing.

The Chelsea - September 2016

Basement: Shockcrete to perimeter walls completed, formwork to ramp walls and ramp commenced 

Ground Floor: Western power room doors installed, Fire rated duct work completed.

Level 1 (Units 1-10) Timber floors and tiling completed to units, lobby floor tiling underway

Level 2 (Units 11-20) Timber floors and tiling completed to units, lobby floor tiling underway 

Level 3 (Units 21-28) Tiling to units completed, external screed commenced following scaffold dismantle

Level 4 (Units 29-36) Balustrade complete, tiling complete to units, lobby floor tiling underway

Level 5 (Units 37-41) Kitchens cabinets complete, stone tops templates picked up.

General: External cladding complete and scaffold progressing down behind finishes. Display units progressing and finishes to all appartments progressing

The Chelsea August 2016

Basement: Dewatering continuing to ramp area, stair 1 walls poured, stair 2 and perimeter walls steel and formwork underway. 

Ground Floor: Hydraulic, mechanical and electrical services instillations continue. 

Level 1 (Units 1-10): Kitchen and bathroom fit off commenced 

Level 2 (Units 11-20): Kitchens cabinets complete, stone tops, electrical and hydraulic fit off to commence this week  

Level 3 (Units 21-28): Kitchens commenced, painting 80% 

Level 4 (Units 29-36): Wall Sheeting 90% 

Level 5 (Units 37-41): Frame work 90%, sheeting to commence Wednesday 

General: External cladding to level 3,4 and 5 progressing along with the external texture weather permitting.

The Chelsea July 2016

Basement: Dewatering underway to area 2, CF2 poured, area 1 slab complete, stair 1 and lift core walls poured. 

Ground Floor: Hydraulic, mechanical and electrical services instillations continue. 

Level 1 (Units 1-10): Gyprock completed, minor flushing to finish, crane void poured 

Level 2 (Units 11-20): Framework completed, Hydraulic, mechanical and electrical tube out complete, crane void poured   

Level 3 (Units 21-28): Frame work completed, Hydraulic, mechanical and electrical tube out 90%, crane void poured 

Level 4 (Units 29-36): Framework 85%, hydraulic and electrical rough in commenced 

Level 5 (Units 37-41): Level 5 roof 90%, steel canopies delivered & columns stood, Hydraulic, mechanical and electrical rough in 90%. 

General: Framework to continue directly to next levels behind service instillations, basement works to proceed to ramp area and then hydraulic instillations. 

The Chelsea June 2016

Basement: Dewatering underway to area 1, CF1 poured, targeted excavations completed to area 1 pile caps, blinding poured to area 1, WPM commenced to area 1. 

Ground Floor: Hydraulic, mechanical and electrical services instillations continue. 

Level 1 (Units 1-10): Framework completed, Hydraulic, mechanical and electrical tube out 90% complete, screed to wet areas and balconies complete, windows and sliding doors complete, texture and skim coats 70%

Level 2 (Units 11-20): Framework completed, Hydraulic, mechanical and electrical tube out 90% complete, screed commenced to wet areas and balconies.

Level 3 (Units 21-28): Frame work commenced, Hydraulic, mechanical and electrical tube out 50% 

Level 4 (Units 29-36): Formwork stripped and clean up underway to units 21-24, hydraulic and electrical rough in commenced. 

Level 5 (Units 37-41): Level 5 slab complete, AFS walls commenced to units 37-39 and all panels delivered to site 30/6/16.

General: Framework to continue directly to next levels behind service instillations, basement works to proceed to CF2 and then hydraulic instillations.

The Chelsea May 2016

Basement: Dewatering underway to CF1, lift over run poured, steel commenced to raft footing. 

Ground Floor: Hydraulic and electrical services instillations commenced. 

Level 1 (Units 1-10): Framework commenced to all units, external boards installed, Hydraulic and electrical rough is 90% complete 

Level 2 (Units 11-20): Hydraulic underslung commenced, electrical wiring commenced    

Level 3 (Units 21-28): 3rd floor slab area 2 completed, walls installed and formwork to level 4 installed 

Level 4 (Units 29-36): 4th floor area 1 poured, walls delivered, area 2 formwork completed, pour programed for 1st week of June. 

General: Framework to continue directly to next levels behind service instillations, basement works to proceed to CF2 and then hydraulic instillations

The Chelsea April 2016

Basement: Excavation, 80% bulking removed, Dam under construction, Dewatering to commence 9/5/16 and targeted excavations to follow. 

Ground Floor: Hydraulic and electrical services instillations commenced. 

Level 1 (Units 1-10): Units 1 -6 formwork stripped and back propped, hydraulic stack work commenced, Unit 7 -10 waiting to be stripped once concrete is up to strength. 

Level 2 (Units 11-20): Slab completed, AFS walls 90% stood, Poured AFS to Area 1.

Level 3 (Units 21-28): Formwork to area 1 complete, Reinforcement to level 3 Area 1 to commence Monday 2/5/16. 

General: Removal of formwork and reduced propping to ground floor to open up some material storage area. Handrails to stairs completed up to formwork levels. Some minor disruption to works due to weather.

The Chelsea March 2016

Basement: Ramp access cleared, excavation to commence Monday 4/4/16

Ground Floor: Temp amenities set up, formwork commenced stripping and back propping to first floor  

Level 1 (Units 1-10): Area 1 slab poured, AFS walls completed, formwork to level 2 slab commenced, Area 2 steel underway ready for slab pour Monday 4/4/16 

Level 2 (Units 11-20): Area 1 formwork 90% complete, steel work to commence Tuesday 5/4/16 

General: Site clean up underway and access points cleared. Small laydown established with permission from the neighbour for a 10m bin and some materials.

The Chelsea February 2016

The start of the month began with the erection of the crane on site. Installation of AFS paneling are 50% to the ground floor and the completion of ground floor slabs.

The mezzanine floor was formed and concrete poured with columns formed to first floor level.

The perimeter AFS lintal beams are completed to Beaufort street followed by the installation of AFS on the Mezzanine level by 20%.

The remaining AFS on ground floor is currently being installed on Tiverton St.

Looking forward for March the first floor will be formed and poured.

The Chelsea October 2015

The old building is gone and piling started on 9th of October and has finished. The rest of the existing floor slab is being removed, then bulk cut for ground floor slab will start. Pile trimming and ground floor slab prep works will also start soon. We are aiming on having half of the ground floor slab poured prior to Christmas.

  • Ground floor precast walls 100% installed
  • Ground floor 100% Concrete poured
  • 50% Formwork stripped out

Unit 09 - 27

  • Level 01 floor panels 100% installed
  • Level 01 wall panels 50% installed
  • Level 01 50% Concrete poured

Over the next 4 weeks we will be working on completing the below

  • Storerooms 50% complete

  • Ground floor underslung complete
  • Ground floor internal wall framing Unit 01 – 05

Park Avenue Video Construction Update August 2016

Park Avenue July 2016

  • Two quarters of the ground floor slab has been completed.
  • The precast walls in the ground floor apartments have been started.
  • The 3rd Quarter of the ground floor precast slab has been installed and we are currently running the services through the slab getting ready for the concrete pour.

Park Avenue June 2016

  • Over the last 4 weeks we have poured 60% of the basement ground slab.
  • 90% of the footings have been completed.
  • The precast structure is starting on 27th June.

Park Avenue May 2016

  • Over the last 4 weeks we have finalised 50% of the footings including crane base 01 and two lift/stairwell rafts.
  • The stormwater tank is 100% complete and waterproofed.
  • We are currently finalising the backfill around the tank.
  • The last week we have been preparing for the first ground slab concrete pour. 

Park Avenue April 2016

The crane base has been finalised and will be pouring the lift shaft and stairwell raft with footings along the west boundary today. We have also been dewatering and excavating the stormwater tanks which are 50m long.

Over the next 4 weeks they plan on working through the stormwater tank with the precast construction. They will also be aiming to finalise 30% of the footings.
